Analiza imobiliara provenite din  informatii statistice – judetul Cluj 2010 Real estate analysis furnsihed from statistical information -2010 Cluj County Romania

In urma unor analize si studii efectuate in baza informatii obtinute de la Directia de Stastistica Cluj, am realizat in baza unor prelucrari succesive a informatiilor, o analiza sintetica a pietii imobiliare.

Astfel de analize chiar daca au mai fost facute, nu am cunostinta sa fie publicate in Romania in mediile largi de informare, si consider acesta un prim pas necesar care poate veni in ajutorul expertilor din domeniu, pentru investitori, si administratie dar chiar si pentru publicul larg.

Datele au fost obtinute in baza prelucrarii fisele statistice ale localitatilor, care contin atat informatii de inventar imobiliar, cantitate si suprafete teren agricol, construit, constructii pe tipuri de utilizare, informatii privind dotarile edilitare dar si date privind calitatea vietii din localitati, structura populatiei inclusiv ponderea populatiei active, dinamica zonei in ceea ce priveste edificarea de noi constructii din diverse sectoare si alti indicatori dealtfel structurati in domenii precum: inventar imobiliar, populatie, sanatate, cultura, invatamant, turism si alti indicatori ce pot conta intr-o astfel de analiza.

Modul de calcul si alegerea sau eliminarea datelor s-a facut in baza consideratiilor proprii asupra efectelor acestor parametri in analiza dezvoltata.

Rezultatele chiar daca se bazeaza pe rezultate statistice care nu intotdeauna pot fi considerante relevante, a dus la rezultate surprinzatoare prin prisma faptului ca reflecta cel putin la nivel rural un clasament echilibrat si in concordanta cu realitatea imobiliara.

Concluzia care se desprinde este faptul ca informatiile statistice furnizate de INSSE pot fi o baza pentru indici imobiliari cu conditia ca aceste informatii sa fie prelucrate cu celeritate

Este totusi important de stiut, ca aceste date folosite fara o interpretare specifica, pot duce la rezultate neconcludente.

After some analysis and studies based on information obtained from the Department of Stastistica Cluj, I realized on the basis of successive processing of information, a synthetic analysis of the real estate market.

Such tests have been done even if I did not know to be published in Romania in the range of information media, and I consider it a necessary first step that can help our industry experts, investors, public administration, but even general public.

Data were obtained by processing statistical records of settlements, which contain both real estate inventory information, quantity and land surfaces, built, construction on the types of use, information on facilities and utilities, but data on quality of life in cities, population structure, including the share of active population, the growth area in terms of new construction building in various sectors and other indicators otherwise structured in areas such as housing stock, population, health, culture, education, tourism and other indicators that can count in such analysis.

Calculation method and selection or exclusion of data was made based on my own judgement and considerations, on the effects of these parameters in the developed analysis.

Results even if based on statistical results may not always be relevant, led to surprising results due to the fact that it reflects at least in rural areas a top balanced and consistent with the reality of real estate.

So, I can say, that the statistical information provided by INSSE (National Statistic Institute) can be a basis for property index provided that such information will be processed promptly

However is important to note that this data is used without a specific interpretation can lead to mistakes or misunderstandings of the real estate market.
